What the sales show

According to Redfin, the median sale price in St. Petersburg was $430,000 over the three months to August 2026, 7.4% above the same period a year earlier (about $313 per square foot, +0.6%). Redfin counted 1,305 homes sold in August 2026 versus 1,213 a year earlier (+7.6%), and homes sold at about 96.3% of list price, 1.1 points higher than a year earlier.

The trend

The trend is positive: prices are rising, sales are up and the average time on market edged down to 54 days from 56. County-level official statistics (Florida Realtors and STAR, February 2026) show a steadier picture for Pinellas County as a whole: single-family median $450,000 (+1.1%), 3.8 months of supply and new pending sales up 9.2% for single-family homes and condominiums combined, while homes took longer to reach a contract (54 days versus 42).

Why buying or investing here can make sense

Rising prices, more homes selling and a higher share of list price achieved are signs of a market with real buyer activity, not just asking prices. St. Petersburg's waterfront and downtown locations are limited by geography, and a market that is rising steadily rather than sharply can suit buyers who prefer a measured entry.

Points to keep in mind

These are citywide, all-property figures: condominiums, single-family homes and waterfront properties can behave differently, and price per square foot is growing much more slowly (+0.6%) than the median price, which suggests the mix of homes sold also matters. Condominium buildings deserve a close look at reserves and assessments. Ask for current MLS data for the specific micro-market.
